Monterrey Airport – Commercial Planning and Space Optimisation

 

About the brand

Grupo Aeroportuario del Centro Norte, S.A.B. de C.V. better known as OMA, holds the concessions to operate, manage, and develop 13 international airports in central and northern Mexico.

Located in the city of Monterrey, Monterrey International Airport is the fifth largest airport in Mexico and the largest airport operated by OMA group handling over 11 million passengers in 2019.

Following the revision of the master development programme for Monterrey Airport, and to accommodate the expected growth in passenger numbers, it was decided to amalgamate the traffic from both Terminals A and C into a new expanded Terminal A.

The Challenge/Task

Pragma worked closely with The Design Solution (TDS) on this project to optimise the commercial opportunity which will lead to the maximisation of the airport’s commercial revenues and also enhance the passenger experience.

WHAT WE DID

  • Evaluation of the current passenger profile and existing commercial offer including performance metrics, commercial layouts

  • Global benchmarking of performance metrics compared with other global airports and trading performance on a unit level to identify gaps in the commercial offer and areas of improvement

  • Reviewed global market trends for retail and F&B and analysed the implications and opportunities for Monterrey Airport

  • Designed and implemented a primary passenger survey in collaboration with a local field work provider

  • Developed a bespoke commercial space model to identify future potential commercial space requirement for the expanded Terminal A

  • Worked alongside TDS to develop planning options for each zone of the terminal based on the outputs of the space supportable model

  • Developed a tenant strategy to identify potential subcategory mix for the new commercial spaces for each zone

  • Developed a bespoke revenue model to identify the revenue and income potential from the new expanded commercial space in Terminal A

The Result

Pragma’s analysis and strategic recommendations helped shape Monterrey Airport’s commercial strategy for the future Terminal A expansion. In particular, we helped determine the commercial space and tenant strategy to maximise revenues.
