Bristol Airport – Commercial Space Study

 

About the brand

Bristol Airport (BRS) is the 8th busiest airport in the UK serving up to 8 million passengers in 2022 and 9 million passengers in 2019.

In order to expand its capacity to serve 12 million passengers a year, Bristol Airport is looking to expand its current terminal to better serve the growth in passengers by enhancing its commercial offer.

The Challenge/Task

Pragma were asked to perform a study to assess the current and future category mix at Bristol Airport as well as provide the optimal commercial space supportable to inform the terminal expansion plans.

WHAT WE DID

Pragma worked closely with BRS and RAWLS stakeholders to identify and quantify potential adjustments to the commercial offer and future space requirements for the terminal based on:

  • Evaluation of existing commercial offer – including space, trading data analysis and commercial layout – to understand space requirements at the redeveloped terminal

  • Global benchmarking to evaluate the relative commercial performance of the airport and opportunities for improvement

  • Identification of key consumer trends and global best practice to understand the implications for BRS

  • Plan evaluation of multiple proposed concession plans for the new terminal, as well as improvements offered by the RAWLS architects

  • Examine the commercial potential by building a bespoke space supportable model to understand the space requirements of each merchandise category within the new terminal

  • Quantify future revenue potential based on future space supportable findings through building a bespoke revenue forecast model

The Result

The Bristol Airport commercial team evaluated the feasibility of each planning option. Pragma’s analysis and strategic recommendations helped shape Bristol Airport’s commercial strategy for the future expansion. In particular, we helped determine the commercial space and tenant strategy to maximise revenues.
