Forecasting

In order to understand how much retailing should be provided in commercial areas of airports, railway stations and other travel environments, Pragma has developed a detailed space supportable model, which uses passenger segmentation and flow patterns to forecast likely passenger behaviour and therefore the size and scope of retailing and catering required.

Once masterplan options have been developed using this space analysis we build a model to predict the likely revenue of each planning option. To make such calculations we review the space supportable versus actual, review final commercial locations in comparison to the ideal and study flow patterns through each commercial area.

This enables airports to select the planning option with the best cost-benefit return. We have undertaken this modelling for airports such as Hamburg, New Doha International, Abu Dhabi International, Kuala Lumpur, Bristol International, Delhi and Berlin Brandenburg.

We offer the following Forecasting services:
  • Space Supportable Modelling
  • Commercial Area Financial and Rental Level Forecasting
  • Investment / Commercial Due Diligence
  • Retail Masterplanning
  • Retail Mix Strategy
  • Market / Sector Advisory

Did you know?

Whilst owning over 2500 railway stations, Network Rail only manages 18 of these stations (including Birmingham New Street, Gatwick, Manchester Piccadilly, Paddington and Waterloo).

The other stations are managed by the various train operating companies (TOCs).
